Terms & Conditions

The terms and conditions set out in this document apply to the relationship between the prospective guest and Casa da Tita, from the moment the booking request is made until the end of the stay.

By making a booking, the guest is deemed to have read and accepted these terms and conditions.

In situations not covered by these Terms and Conditions, applicable legislation shall apply.

Bookings can be made by phone, email and through the website https://casadatita.pt. Bookings by phone, email and website are subject to availability confirmation.

The full amount of the stay must be paid at the time of booking. After payment is confirmed by Casa da Tita, the guest will be contacted and will receive a booking guarantee and details by email.

The guest may cancel the stay free of charge up to 10 days before arrival, and the full booking amount will be refunded via the same method used for payment (Stripe).

For cancellations within 10 days of arrival, Casa da Tita charges 30% of the total booking amount. We therefore ask that cancellations be made as early as possible.

If the guest fails to arrive on the check-in date without prior notice, this is considered a no-show and the booking amount paid is forfeited. A no-show occurs when the booking holder does not check in by midnight on the first day of the booking without any explanation. The accommodation unit will be immediately made available on the market, with no right of use.

Outside the cancellation period, no cancellations, amendments to dates or refunds can be accepted. A no-show results in cancellation of the booking.

The minimum stay is 1 night and the maximum is 29 nights, unless otherwise advertised or agreed between the guest and Casa da Tita.

Check-in times: High and Mid season — from 4:00 pm to midnight; Low season — from 3:00 pm to 11:00 pm.

Check-out times: High and Mid season — from 8:00 am to 11:00 am; Low season — from 8:00 am to 12:00 noon.

The above times may be adjusted by mutual agreement between Casa da Tita and the guest, subject to availability.

Portuguese guests must present the booking holder's ID. Non-Portuguese guests must present ID for all guests listed in the booking, including children aged 0 to 12.

Casa da Tita may refuse admission to anyone who refuses to provide identification. All data collected will be used exclusively by Casa da Tita and, in the case of non-Portuguese guests, by the competent authority (SEF/AIMA), as required by national law. Applicable legislation applies.

Breakfast is usually included in the price, unless otherwise agreed with the guest.

Pets are only admitted upon prior request in the Celeiro and Palheiro apartments and the Cistern Room, and on the terraces and surrounding areas; access is restricted in the breakfast room, pool area, and the Green and Pink Rooms. An additional charge of €5 per night applies for pets, which is waived from the 6th night.

Children under 12 do not pay for accommodation or breakfast if the stay is less than one week. For stays of more than a week, children aged 6 to 12 pay only €5 per night for breakfast.

Smoking is not permitted inside any of the buildings, except in outdoor areas.

Parties or any type of event are not permitted in the accommodation. Out of respect for all residents in the surrounding buildings, guests are kindly asked to observe quiet hours. Between 11:00 pm and 8:00 am, activities that cause noise likely to disturb others are not permitted, in accordance with the General Noise Regulation in force in Portugal.

All special requests are subject to availability and may or may not incur additional costs.

The booked accommodation and common areas — such as the main house kitchen, terrace and pool — are for the exclusive use of the guest(s) listed in the booking; access by additional companions is not permitted unless previously agreed in person with Casa da Tita.

For guests staying five nights or more, access to laundry facilities can be arranged for a charge of €5 per use of the washing machine and/or dryer.

The Celeiro Apartment is equipped for inclusive tourism and has accessibility facilities for guests with physical limitations.

• Children up to 3/4 years old may be accommodated in a cot upon request, at no additional charge.
• One extra bed is available for the Celeiro Apartment upon request, at an additional cost of €10 per night.

Online payment (via the website): securely processed by Stripe — credit and debit cards (Visa, Mastercard), Apple Pay, Google Pay, Multibanco and bank transfer.

On-site payment (at the accommodation): we accept Multibanco, cards (Visa and equivalents) and MB WAY.

All charges associated with the payment methods described above shall be borne by the guest.

It is the guest's responsibility to inform us of the number of people (adults and children) who will occupy the booked unit, taking into account the maximum capacity of the accommodation. If more people arrive than were booked and agreed in advance, entry may be refused or the booking amount adjusted according to the unit's capacity.

Casa da Tita is not responsible for the loss of guests' personal belongings or for theft, which must be reported to the relevant local authorities.

Guests must always close the doors and windows giving access to the building and ensure they are properly secured.

Minors are only accepted in the company of adults and under their full responsibility.

The Casa da Tita team reserves the right to enter the accommodation unit, always with the guest's permission, during their stay, to carry out cleaning, repairs and similar tasks.

The accommodation and equipment available to guests must be used appropriately and left in good condition, with common sense and moderation in the use of electricity and water.
